New Build Waterproofing of Party Wall

In a beautiful countryside setting near Harrogate, North Yorkshire, our client is constructing several new houses on a sloping site. The houses are built following the levels of the ground. This means that there is a differential in levels between properties. This places the lower house at risk from dampness and groundwater ingress through the party wall.

The solution is provided in 2 stages. Stage 1 is to the ‘positive side’ of the structure – this is at sub-floor level of the higher level house. Stage 2 is to the ‘negative side’ of the structure – this is the party wall in the lower level house.

Here we are applying stage 1 – A ‘Type A’ tanking system comprising of:-

  • Koster Polysil TG500 anti-lime and surface preparation coat
  • Koster Deuxan 2C polymer-modified bitumen coating with glass fibre reinforcement
  • Delta Deo-Drain Quattro drainage membrane with integrated silt filter and protection layer

Land drainage was then laid, linked to a reliable and maintainable drain and the trench backfilled prior to a new floor slab being installed.

Here we are applying stage 2 – A ‘Type C’ cavity drainage system comprising of:-

  • Koster Polysil TG500 anti-lime and surface preparation coat
  • Delta MS500 cavity drainage membrane with taped joints, retained with sealed plugs
  • Delta drainage channel with maintenance ports, linked to a reliable and maintainable drain

The floor has then been insulated and screeded, and walls have then been lined to provide an insulated, plastered finish.
